If selling a home, HVAC upgrade is essential

I wanted to know why and to her credit, the realtor was able to provide me with hard data that clearly showed how important new, efficient HVAC was.

We had been in our home for almost 30 years. It was where we had raised our children and made so many lasting memories. To sell it was a troubling decision that took a lot of conversations and some soul searching. But my wife and I knew for a fact that it was time to move on. The house was just too big for us to keep up and it needed a new family. When I bought the house, it had an HVAC unit that was about 10 years old. It lasted another 10 or 12 years before I had to replace it. That HVAC unit is now closing in on 20 years of service. And it has been a great HVAC unit. We spent some money on that model and then we made sure it got consistent HVAC maintenance through all these years. It has never let us down. So I was a bit taken back when one of the first suggestions from our realtor was to replace the HVAC. I was expecting a few upgrades to make the place more appealing to a potential buyer. But a new HVAC was not one of them. I wanted to know why and to her credit, the realtor was able to provide me with hard data that clearly showed how important new, efficient HVAC was. This area deals with a lot of heat and humidity so, very efficient and reliable HVAC models are simply a must on a home that is on the market. To not upgrade the HVAC would cost more than twice what it does to replace it on the final price. So, it was a no brainer.
